Maybe it's my son's love of water towers or maybe it's because I enjoy a little small-scale spectacle every now and then, but if you're free this morning, I suggest you head over to The North End demolition site at the intersection of North Water and East Pleasant Streets at 9:30.
A crew will begin the first phase of moving the historic 44,000-pound Pfister & Vogel water tower to its permanent site in the mixed-use residential project, developed by the Mandel Group. In this step, the tower will be raised and secured to beams that will allow it to be transported.
In step two, slated to start around 11 a.m., the tower will actually be moved across the site and through the intersection to its new home on the northwest corner of Water and Pleasant, where it will anchor what will be one of the public squares in The North End project.

I'd trust in Barry Mandel before I listen to a mortgage broker who didn't point out the basics. The reason for phase one being apartments with ground floor retail is to get cash flow. Having lived at Trostel Square and talking to the 2 renting/sales associates they are receiving a lot of inquires for renting. Also Mandel offers renter an equity contract when renting. You can receive 12% of rent paid towards a down payment and also if you have committed to buy they will allow you to live in one of there many luxury condos until they are complete. As for over all the area is becoming one of Milwaukee's elite places to live with prices going through the roof even on the hard economy. Overall Mandel has enough back ground to sit on the project hence why it's being constructed over 7 years he's in no hurry. Just look at East Pointe everyone thought it would fail and it boasted him to the milwaukee power house he is.

I think although there will be condo's and apts, I think the apartments are being built first. Based on the info (and pictures) on the website for this project, it looks like the condos and apts will be SEPERATE. Also, if the market doesn't shift then I would guess that the condo's wouldn't be built right away.... I think the entire project, condos and apts, isn't slated to be completed for sometime anyway... which tells me he (Mandel) already took into account the possibility of a slower real estate market AND the need to at least reserve a certain amount before construction can begin.

Actually I do know alot about the real estate market. Im a mortgage broker and sell real estate partime. Dispite what the other post said this complex will be both condos and apartments. The first phase is apts. Do your research before you spew out false info. Like i said before this isnt the best idea. The downtown are is already over saturated with condos already that are not selling.

Mandel seems to be doing just fine offering a mix of Condo's and Apt's....Trostel Square across the river is actually driven in rent due to the fact that the Condo association fees help maintain the landscape for all which includes an awesome square for dogs to play. Along with they often sell the condo's to past renter's who fall in love with the area. Overall I'm really excited for this development to add to my skyline view of the city as well as hoping that there will be some more quick food choice to the area so I can stop eating at panera and chipotle every day.
